REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY 

FOR THE MONTH OF OCTOBER 2018

 SALES VOLUME & VALUE RISE!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in October 2018 was up 6.3% from October 2017 volume and the total value of sales was up 25.2% from the previous year.  The median individual property sale value was up 9.7% from the previous year.  There was an 6.1% decrease in the volume of mortgage activity from October 2017 levels.

Year to Date: Volume of Sales is down 3.7%; Total Value of Sales is up 2.7%; Individual Sales Value is up 7.1%; Mortgage Volume is down 7.5%.

 Register Meade reports that there were 725 deeds recorded at the Barnstable Registry of Deeds in October 2018 with stated sales values above $50,000.00 representing a stated value of $411,320,736.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in October 2018 was $406,000.00.

There were 1,007 mortgages recorded with values above $50,000.00 in October 2018 with a total value of $353,356,450.00.  The median mortgage amount, commercial, residential or other, was $275,000.00.

By way of comparison, there were 682 deeds recorded at the Barnstable Registry of Deeds in October 2017 with stated sales values above $50,000.00 representing a stated value of $328,479,558.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in October 2017 was $370,000.00.

There were 1,072 mortgages recorded with values above $50,000.00 in October 2017 with a total value of $357,171,509.00.  The median mortgage amount, commercial, residential or other, was $252,460.00.
