REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

 

FOR THE MONTH OF OCTOBER 2022

 

VOLUME DROPS, INDIVIDUAL SALES VALUE RISES!

 

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in October 2022 was down 34.3% from October 2021 volume and the total value of sales was down 32.7% from the previous year.  The median individual property sale value was up 17.2% from the previous year.  There was a 53.8% decrease in the volume of mortgage activity from October 2021 levels.

 

Year to Date: Volume of Sales is down 20.8%; Total Value of Sales is down 5.1%; Individual Sales Value is up 14.9%; Mortgage Volume is down 41.8%.

 

Register Meade reports that there were 484 deeds recorded at the Barnstable Registry of Deeds in October 2022 with stated sales values above $50,000.00 representing a stated value of $406,946,147.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in October 2022 was $627,000.00.

 

There were 753 mortgages recorded with values above $50,000.00 in October 2022 with a total value of $370,472,653.00.  The median mortgage amount, commercial, residential or other, was $350,000.00.

 

By way of comparison, there were 737 deeds recorded at the Barnstable Registry of Deeds in October 2021 with stated sales values above $50,000.00 representing a stated value of $604,404,353.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in October 2021 was $535,000.00.

 

There were 1,639 mortgages recorded with values above $50,000.00 in October 2021 with a total value of $703,133,056.00.  The median mortgage amount, commercial, residential or other, was $328,000.00.
