REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF OCTOBER 2021

SALES VOLUME CONTINUES SLIDE & INDIVIDUAL VALUE STAYS STRONG!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in October 2021 was down 25.2% from October 2020 volume and the total value of sales was down 8.2% from the previous year.  The median individual property sale value was up 12.6% from the previous year.  There was a 20.4% decrease in the volume of mortgage activity from October 2020 levels.

Year to Date: Volume of Sales is up 3.7%; Total Value of Sales is up 23%; Individual Sales Value is up 16.4%; Mortgage Volume is up 17.5%.

Register Meade reports that there were 737 deeds recorded at the Barnstable Registry of Deeds in October 2021 with stated sales values above $50,000.00 representing a stated value of $604,404,353.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in October 2021 was $535,000.00.

There were 1,639 mortgages recorded with values above $50,000.00 in October

2021 with a total value of $703,133,056.00.  The median mortgage amount, commercial, residential or other, was $328,000.00.

By way of comparison there were 985 deeds recorded at the Barnstable Registry of Deeds in October 2020 with stated sales values above $50,000.00 representing a stated value of $658,268,538.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in October 2020 was $475,000.00.

There were 2,059 mortgages recorded with values above $50,000.00 in October 2020 with a total value of $802,895,234.00.  The median mortgage amount, commercial, residential or other, was $313,500.00.
