REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

 

FOR THE MONTH OF NOVEMBER 2022

 

VOLUME CONTINUES TO DROP, INDIVIDUAL VALUE STAYS STRONG!

 

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in November 2022 was down 24.6% from November 2021 volume and the total value of sales was down 28.6% from the previous year.  The median individual property sale value was up 9.3% from the previous year.  There was a 52.7% decrease in the volume of mortgage activity from November 2021 levels.

 

Year to Date: Volume of Sales is down 21.1%; Total Value of Sales is down 7.6%; Individual Sales Value is up 13.7%; Mortgage Volume is down 42.7%.

 

Register Meade reports that there were 522 deeds recorded at the Barnstable Registry of Deeds in November 2022 with stated sales values above $50,000.00 representing a stated value of $435,276,093.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in November 2022 was $625,000.00.

 

There were 782 mortgages recorded with values above $50,000.00 in November 2022 with a total value of $371,823,471.00.  The median mortgage amount, commercial, residential or other, was $306,800.00.

 

By way of comparison, there were 692 deeds recorded at the Barnstable Registry of Deeds in November 2021 with stated sales values above $50,000.00 representing a stated value of $609,866,595.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in November 2021 was $571,750.00.

 

There were 1,653 mortgages recorded with values above $50,000.00 in November 2021 with a total value of $999,364,433.00.  The median mortgage amount, commercial, residential or other, was $332,500.00.
