REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF NOVEMBER 2021

SALES VOLUME TRENDS DOWN & INDIVIDUAL VALUE RISES AGAIN!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in November 2021 was down 13.5% from November 2020 volume and the total value of sales was up 15.8% from the previous year.  The median individual property sale value was up 15.9% from the previous year.  There was a 12.6% decrease in the volume of mortgage activity from November 2020 levels.

Year to Date: Volume of Sales is up 1.9%; Total Value of Sales is up 22.2%; Individual Sales Value is up 16.6%; Mortgage Volume is up 14.2%.

Register Meade reports that there were 692 deeds recorded at the Barnstable Registry of Deeds in November 2021 with stated sales values above $50,000.00 representing a stated value of $609,866,595.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in November 2021 was $571,750.00.

There were 1,653 mortgages recorded with values above $50,000.00 in November 2021 with a total value of $999,364,433.00.  The median mortgage amount, commercial, residential or other, was $332,500.00.

By way of comparison there were 800 deeds recorded at the Barnstable Registry of Deeds in November 2020 with stated sales values above $50,000.00 representing a stated value of $526,879,120.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in November 2020 was $493,500.00.

There were 1,891 mortgages recorded with values above $50,000.00 in November 2020 with a total value of $721,775,412.00.  The median mortgage amount, commercial, residential or other, was $308,500.00.
