 REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

 FOR THE MONTH OF MAY 2024

 SALES VOLUME & VALUE REMAIN SOLID!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in May 2024 was up 1.7% from May 2023 volume and the total value of sales was up 5.2% from the previous year.  The median individual property sale value was up 10.7% from the previous year.  There was a 1% increase in the volume of mortgage activity from May 2023 levels.

Year to Date: Volume of Sales is up 0.4%; Total Value of Sales is up 2.3%; Individual Sales Value is up 6.8%; Mortgage Volume is down 6.8%.

 Register Meade reports that there were 547 deeds recorded at the Barnstable Registry of Deeds in May 2024 with stated sales values above $50,000.00 representing a stated value of $486,607,336.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in May 2024 was $675,000.00.

There were 738 mortgages recorded with values above $50,000.00 in May 2024 with a total value of $447,964,184.00.  The median mortgage amount, commercial, residential or other, was $400,000.00.

By way of comparison, there were 538 deeds recorded at the Barnstable Registry of Deeds in May 2023 with stated sales values above $50,000.00 representing a stated value of $462,738,048.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in May 2023 was $610,000.00.

There were 731 mortgages recorded with values above $50,000.00 in May 2023 with a total value of $319,802,154.00.  The median mortgage amount, commercial, residential or other, was $308,000.00.
