 FOR THE MONTH OF MAY 2023

 VOLUME DOWN, INDIVIDUAL SALES VALUE FLAT!

 

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in May 2023 was down 15.5% from May 2022 volume and the total value of sales was down 31.2% from the previous year.  The median individual property sale value was up 1.8% from the previous year.  There was a 38.5% decrease in the volume of mortgage activity from May 2022 levels.

Year to Date: Volume of Sales is down 24.4%; Total Value of Sales is down 27%; Individual Sales Value is up 8.9%; Mortgage Volume is down 49%.

Register Meade reports that there were 538 deeds recorded at the Barnstable Registry of Deeds in May 2023 with stated sales values above $50,000.00 representing a stated value of $462,738,048.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in May 2023 was $610,000.00.

There were 731 mortgages recorded with values above $50,000.00 in May 2023 with a total value of $319,802,154.00.  The median mortgage amount, commercial, residential or other, was $308,000.00.

By way of comparison, there were 637 deeds recorded at the Barnstable Registry of Deeds in May 2022 with stated sales values above $50,000.00 representing a stated value of $672,329,358.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in May 2022 was $599,000.00.

There were 1,188 mortgages recorded with values above $50,000.00 in May 2022 with a total value of $813,814,849.00.  The median mortgage amount, commercial, residential or other, was $325,000.00.
