REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF MAY 2020

SALES VOLUME PLUMMETS AND INDIVIDUAL SALES VALUE RISES!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in May 2020 was down 45.9% from May 2019 volume and the total value of sales was down 46.2% from the previous year.  The median individual property sale value was up 3.6% from the previous year.  There was a 29.2% increase in the volume of mortgage activity from May 2019 levels.

Year to Date: Volume of Sales is down 15.5%; Total Value of Sales is down 13.8%; Individual Sales Value is up 5.4%; Mortgage Volume is up 44%.

Register Meade reports that there were 427 deeds recorded at the Barnstable Registry of Deeds in May 2020 with stated sales values above $50,000.00 representing a stated value of $219,659,355.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in May 2020 was $399,000.00.

There were 1,549 mortgages recorded with values above $50,000.00 in May 2020 with a total value of $564,555,468.00.  The median mortgage amount, commercial, residential or other, was $294,000.00.

By way of comparison, there were 789 deeds recorded at the Barnstable Registry of Deeds in May 2019 with stated sales values above $50,000.00 representing a stated value of $407,964,898.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in May 2019 was $385,000.00.

There were 1,199 mortgages recorded with values above $50,000.00 in May 2019 with a total value of $503,207,197.00.  The median mortgage amount, commercial, residential or other, was $284,000.00.
