REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

 FOR THE MONTH OF MARCH 2024

 SALES & MORTGAGE VOLUME DIP!

 

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in March 2024 was down 3.4% from March 2023 volume and the total value of sales was down 7.2% from the previous year.  The median individual property sale value was up 1% from the previous year.  There was a 15.7% decrease in the volume of mortgage activity from March 2023 levels.

Year to Date: Volume of Sales is down 1.2%; Total Value of Sales is down 4%; Individual Sales Value is up 5.3%; Mortgage Volume is down 10.8%.

 Register Meade reports that there were 398 deeds recorded at the Barnstable Registry of Deeds in March 2024 with stated sales values above $50,000.00 representing a stated value of $327,475,928.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in March 2024 was $610,000.00.

There were 595 mortgages recorded with values above $50,000.00 in March 2024 with a total value of $270,314,564.00.  The median mortgage amount, commercial, residential, or other, was $351,037.00.

By way of comparison, there were 412 deeds recorded at the Barnstable Registry of Deeds in March 2023 with stated sales values above $50,000.00 representing a stated value of $352,847,206.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in March 2023 was $603,750.00.

There were 706 mortgages recorded with values above $50,000.00 in March 2023 with a total value of $379,556,446.00.  The median mortgage amount, commercial, residential or other, was $318,750.00.
