 REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

 FOR THE MONTH OF MARCH 2023

 

SALES & MORTGAGE VOLUME CONTINUE TO SLIDE!

 

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in March 2023 was down 23.8% from March 2022 volume and the total value of sales was down 13.8% from the previous year.  The median individual property sale value was up 15% from the previous year.  There was a 49.2% decrease in the volume of mortgage activity from March 2022 levels.

 

Year to Date: Volume of Sales is down 28.3%; Total Value of Sales is down 18.1%; Individual Sales Value is up 7.9%; Mortgage Volume is down 53.3%.

 

Register Meade reports that there were 412 deeds recorded at the Barnstable Registry of Deeds in March 2023 with stated sales values above $50,000.00 representing a stated value of $352,847,206.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in March 2023 was $603,750.00.

 

There were 706 mortgages recorded with values above $50,000.00 in March 2023 with a total value of $379,556,446.00.  The median mortgage amount, commercial, residential or other, was $318,750.00.

 

By way of comparison, there were 541 deeds recorded at the Barnstable Registry of Deeds in March 2022 with stated sales values above $50,000.00 representing a stated value of $409,261,649.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in March 2022 was $525,000.00.

 

There were 1,389 mortgages recorded with values above $50,000.00 in March 2022 with a total value of $664,072,535.00.  The median mortgage amount, commercial, residential or other, was $310,000.00.
