 REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

 FOR THE MONTH OF DECEMBER 2023

 SALES VOLUME & VALUE FALL!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in December 2023 was down 12.6% from December 2022 volume and the total value of sales was down 14.1% from the previous year.  The median individual property sale value was down 1.7% from the previous year.  There was a 21.3% decrease in the volume of mortgage activity from December 2022 levels.

Year to Date: Volume of Sales is down 19.1%; Total Value of Sales is down 19%; Individual Sales Value is up 6.8%; Mortgage Volume is down 37.9%.

 Register Meade reports that there were 417 deeds recorded at the Barnstable Registry of Deeds in December 2023 with stated sales values above $50,000.00 representing a stated value of $376,471,423.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in December 2023 was $575,000.00.

There were 591 mortgages recorded with values above $50,000.00 in December 2023 with a total value of $379,995,925.00.  The median mortgage amount, commercial, residential or other, was $332,000.00.

By way of comparison, there were 477 deeds recorded at the Barnstable Registry of Deeds in December 2022 with stated sales values above $50,000.00 representing a stated value of $438,380,619.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in December 2022 was $585,000.00.

There were 751 mortgages recorded with values above $50,000.00 in December 2022 with a total value of $465,547,119.00.  The median mortgage amount, commercial, residential or other, was $350,000.00.
