SALES VOLUME DOWN & INDIVIDUAL VALUE UP!
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in December 2021 was down 20% from December 2020 volume and the total value of sales was down 2% from the previous year. The median individual property sale value was up 15.8% from the previous year. There was a 20.1% decrease in the volume of mortgage activity from December 2020 levels.
Year to Date: Volume of Sales is down 0.5%; Total Value of Sales is up 19.3%; Individual Sales Value is up 16.3%; Mortgage Volume is up 10.5%.
Register Meade reports that there were 734 deeds recorded at the Barnstable Registry of Deeds in December 2021 with stated sales values above $50,000.00 representing a stated value of $613,701,028.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in December 2021 was $550,000.00.
There were 1,686 mortgages recorded with values above $50,000.00 in December 2021 with a total value of $840,913,174.00. The median mortgage amount, commercial, residential or other, was $337,450.00.
By way of comparison there were 917 deeds recorded at the Barnstable Registry of Deeds in December 2020 with stated sales values above $50,000.00 representing a stated value of $626,490,572.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in December 2020 was $475,000.00.
There were 2,110 mortgages recorded with values above $50,000.00 in December 2020 with a total value of $881,857,046.00. The median mortgage amount, commercial, residential or other, was $315,000.00.
