REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF DECEMBER 2020

SALES VOLUME & VALUE CONTINUE TO RISE!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in December 2020 was up 46.5% from December 2019 volume and the total value of sales was up 94.8% from the previous year.  The median individual property sale value was up 26.7% from the previous year.  There was a 51.8% increase in the volume of mortgage activity from December 2019 levels.

Year to Date: Volume of Sales is up 14%; Total Value of Sales is up 31.4%; Individual Sales Value is up 15.1%; Mortgage Volume is up 45.5%.

Register Meade reports that there were 917 deeds recorded at the Barnstable Registry of Deeds in December 2020 with stated sales values above $50,000.00 representing a stated value of $626,490,572.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in December 2020 was $475,000.00.

There were 2,110 mortgages recorded with values above $50,000.00 in December 2020 with a total value of $881,857,046.00.  The median mortgage amount, commercial, residential or other, was $315,000.00.

By way of comparison, that there were 626 deeds recorded at the Barnstable Registry of Deeds in December 2019 with stated sales values above $50,000.00 representing a stated value of $321,520,501.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in December 2019 was $375,000.00.

There were 1,390 mortgages recorded with values above $50,000.00 in December 2019 with a total value of $528,717,575.00.  The median mortgage amount, commercial, residential or other, was $289,661.00.
