REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF APRIL 2024

SALES VOLUME & VALUE RISE!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in April 2024 was up 2.7% from April 2023 volume and the total value of sales was up 14.2% from the previous year.  The median individual property sale value was up 10.3% from the previous year.  There was a 4.6% decrease in the volume of mortgage activity from April 2023 levels.

Year to Date: Volume of Sales is down 0.1%; Total Value of Sales is up 1.2%; Individual Sales Value is up 7.4%; Mortgage Volume is down 9.1%.

 Register Meade reports that there were 450 deeds recorded at the Barnstable Registry of Deeds in April 2024 with stated sales values above $50,000.00 representing a stated value of $403,472,018.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2024 was $695,000.00.

There were 629 mortgages recorded with values above $50,000.00 in April 2024 with a total value of $290,748,115.00.  The median mortgage amount, commercial, residential or other, was $335,000.00.

By way of comparison, there were 438 deeds recorded at the Barnstable Registry of Deeds in April 2023 with stated sales values above $50,000.00 representing a stated value of $353,404,844.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2023 was $630,000.00.

There were 659 mortgages recorded with values above $50,000.00 in April 2023 with a total value of $318,962,925.00.  The median mortgage amount, commercial, residential or other, was $325,000.00.
