REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF APRIL 2021

VALUE CONTINUES TO SPIKE!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in April 2021 was up 46.4% from April 2020 volume and the total value of sales was up 81.4% from the previous year.  The median individual property sale value was up 29.8% from the previous year.  There was a 41.5% increase in the volume of mortgage activity from April 2020 levels.

Year to Date: Volume of Sales is up 27.5%; Total Value of Sales is up 64.5%; Individual Sales Value is up 20.4%; Mortgage Volume is up 65.2%.

Register Meade reports that there were 688 deeds recorded at the Barnstable Registry of Deeds in April 2021 with stated sales values above $50,000.00 representing a stated value of $482,791,532.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2021 was $519,950.00.

There were 2,021 mortgages recorded with values above $50,000.00 in April 2021 with a total value of $818,921,232.00.  The median mortgage amount, commercial, residential or other, was $308,000.00.

By way of comparison there were 470 deeds recorded at the Barnstable Registry of Deeds in April 2020 with stated sales values above $50,000.00 representing a stated value of $266,131,541.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2020 was $400,500.00.

There were 1,428 mortgages recorded with values above $50,000.00 in April 2020 with a total value of $552,092,139.00.  The median mortgage amount, commercial, residential or other, was $293,100.00.
