REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF NOVEMBER 2019

SALES VOLUME FALLS AND MORTGAGE VOLUME RISES!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in November 2019 was down 17% from November 2018 volume and the total value of sales was down 18% from the previous year.  The median individual property sale value was up 1.3% from the previous year.  There was a 33% increase in the volume of mortgage activity from November 2018 levels.

Year to Date: Volume of Sales is down 2.8%; Total Value of Sales is up 1%; Individual Sales Value is up 2.7%; Mortgage Volume is up 13.6%.

Register Meade reports that there were 597 deeds recorded at the Barnstable Registry of Deeds in November 2019 with stated sales values above $50,000.00 representing a stated value of $316,347,948.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in November 2019 was $390,000.00.

There were 1,311 mortgages recorded with values above $50,000.00 in November 2019 with a total value of $464,710,068.00.  The median mortgage amount, commercial, residential or other, was $282,400.00.

By way of comparison, there were 719 deeds recorded at the Barnstable Registry of Deeds in November 2018 with stated sales values above $50,000.00 representing a stated value of $389,728,868.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in November 2018 was $385,000.00.

There were 986 mortgages recorded with values above $50,000.00 in November 2018 with a total value of $381,474,228.00.  The median mortgage amount, commercial, residential or other, was $280,000.00.
