REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF JUNE 2022

SALES VOLUME CONTINUES SLIDE, VALUE REMAINS STRONG!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in June 2022 was down 22.2% from June 2021 volume and the total value of sales was up 2.6% from the previous year.  The median individual property sale value was up 16.4% from the previous year.  There was a 39.3% decrease in the volume of mortgage activity from June 2021 levels.

Year to Date: Volume of Sales is down 18.3%; Total Value of Sales is up 2.1%; Individual Sales Value is up 14.3%; Mortgage Volume is down 38.5%.

Register Meade reports that there were 650 deeds recorded at the Barnstable Registry of Deeds in June 2022 with stated sales values above $50,000.00 representing a stated value of $565,513,099.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in June 2022 was $599,500.00.

There were 1,077 mortgages recorded with values above $50,000.00 in June 2022 with a total value of $524,185,122.00.  The median mortgage amount, commercial, residential or other, was $340,000.00.

By way of comparison, there were 836 deeds recorded at the Barnstable Registry of Deeds in June 2021 with stated sales values above $50,000.00 representing a stated value of $551,120,108.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in June 2021 was $515,000.00.

There were 1,775 mortgages recorded with values above $50,000.00 in June 2021 with a total value of $753,680,548.00.  The median mortgage amount, commercial, residential or other, was $328,000.00.
