REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF JANUARY 2022

SALES & MORTGAGE VOLUME DROP!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in January 2022 was down 15% from January 2021 volume and the total value of sales was down 15.9% from the previous year.  The median individual property sale value was up 19.3% from the previous year.  There was a 39.5% decrease in the volume of mortgage activity from January 2021 levels.

Year to Date: Volume of Sales is down 15%; Total Value of Sales is down 15.9%; Individual Sales Value is up 19.3%; Mortgage Volume is down 39.5%.

Register Meade reports that there were 531 deeds recorded at the Barnstable Registry of Deeds in January 2022 with stated sales values above $50,000.00 representing a stated value of $369,304,826.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in January 2022 was $525,000.00.

There were 1,273 mortgages recorded with values above $50,000.00 in January 2022 with a total value of $588,510,686.00.  The median mortgage amount, commercial, residential or other, was $329,000.00.

By way of comparison, there were 625 deeds recorded at the Barnstable Registry of Deeds in January 2021 with stated sales values above $50,000.00 representing a stated value of $439,166,471.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in January 2021 was $440,000.00.

There were 2,104 mortgages recorded with values above $50,000.00 in January 2021 with a total value of $755,093,435.00.  The median mortgage amount, commercial, residential or other, was $296,000.00.
