REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

 

FOR THE MONTH OF DECEMBER 2022

 

 INDIVIDUAL SALES VALUE UP, VOLUME DOWN!

 

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in December 2022 was down 35% from December 2021 volume and the total value of sales was down 28.6% from the previous year.  The median individual property sale value was up 6.4% from the previous year.  There was a 55.5% decrease in the volume of mortgage activity from December 2021 levels.

 

Year to Date: Volume of Sales is down 22.3%; Total Value of Sales is down 9.7%; Individual Sales Value is up 12.7%; Mortgage Volume is down 43.7%.

 

Register Meade reports that there were 477 deeds recorded at the Barnstable Registry of Deeds in December 2022 with stated sales values above $50,000.00 representing a stated value of $438,380,619.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in December 2022 was $585,000.00.

 

There were 751 mortgages recorded with values above $50,000.00 in December 2022 with a total value of $465,547,119.00.  The median mortgage amount, commercial, residential or other, was $350,000.00.

 

By way of comparison, there were 734 deeds recorded at the Barnstable Registry of Deeds in December 2021 with stated sales values above $50,000.00 representing a stated value of $613,701,028.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in December 2021 was $550,000.00.

 

There were 1,686 mortgages recorded with values above $50,000.00 in December 2021 with a total value of $840,913,174.00.  The median mortgage amount, commercial, residential or other, was $337,450.00.
