REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF AUGUST 2021

SALES VOLUME CONTINUES TO FALL & INDIVIDUAL VALUE RISES!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in August 2021 was down 18.7% from August 2020 volume and the total value of sales was down 9.2% from the previous year.  The median individual property sale value was up 15.9% from the previous year.  There was a 7.3% decrease in the volume of mortgage activity from August 2020 levels.

Year to Date: Volume of Sales is up 14.6%; Total Value of Sales is up 37.8%; Individual Sales Value is up 19%; Mortgage Volume is up 27%.

Register Meade reports that there were 705 deeds recorded at the Barnstable Registry of Deeds in August 2021 with stated sales values above $50,000.00 representing a stated value of $501,174,240.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2021 was $527,500.00.

There were 1,566 mortgages recorded with values above $50,000.00 in August 2021 with a total value of $646,928,210.00.  The median mortgage amount, commercial, residential or other, was $314,410.00.

By way of comparison there were 867 deeds recorded at the Barnstable Registry of Deeds in August 2020 with stated sales values above $50,000.00 representing a stated value of $552,226,726.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2020 was $455,000.00.

There were 1,689 mortgages recorded with values above $50,000.00 in August 2020 with a total value of $850,067,458.00.  The median mortgage amount, commercial, residential or other, was $313,000.00.
