REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF AUGUST 2020

SALES VOLUME JUMPS, VALUE CONTINUES TO RISE!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in August 2020 was up 30.4% from August 2019 volume and the total value of sales was up 45.6% from the previous year.  The median individual property sale value was up 14% from the previous year.  There was a 45.2% increase in the volume of mortgage activity from August 2019 levels.

Year to Date: Volume of Sales is down 0.9%; Total Value of Sales is up 6.9%; Individual Sales Value is up 9.9%; Mortgage Volume is up 49%.

Register Meade reports that there were 867 deeds recorded at the Barnstable Registry of Deeds in August 2020 with stated sales values above $50,000.00 representing a stated value of $552,226,726.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2020 was $455,000.00.

There were 1,689 mortgages recorded with values above $50,000.00 in August 2020 with a total value of $850,067,458.00.  The median mortgage amount, commercial, residential or other, was $313,000.00.

By way of comparison, that there were 665 deeds recorded at the Barnstable Registry of Deeds in August 2019 with stated sales values above $50,000.00 representing a stated value of $379,171,781.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2019 was $399,000.00.

There were 1,163 mortgages recorded with values above $50,000.00 in August 2019 with a total value of $466,529,640.00.  The median mortgage amount, commercial, residential or other, was $300,000.00.
