VOLUME, VALUE DIP!  

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in June 2007 was down 10.9% from June 2006 volume and the total value of sales was down 50.2% from the previous year (June 2006 numbers were inflated due to the sale of the Chatham Bars Inn property for over $120 Million).  The median individual property sale value was down 13.3% from the previous year.  There was a 17.1% decrease in the volume of mortgage activity from June 2006 levels.  

Year to Date: Volume of Sales is down 0.15%; Total Value of Sales is down 15.8%; Individual Sales Value is down 8.6%; Mortgage Volume is down 10.4%.  

Register Meade reports that there were 669 deeds recorded at the Barnstable Registry of Deeds in June 2007 with stated sales values above $50,000.00 representing a stated value of $325,212,890.00 in county-wide real estate sales.  

Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in June was $338,000.00.  

There were 1,728 mortgages recorded with values above $50,000.00 in June with a total value of $526,298,928.00.  The median mortgage amount, commercial, residential or other, was $230,000.00.  

By way of comparison, there were 751 deeds recorded at the Barnstable Registry of Deeds in June 2006 with stated sales values above $50,000.00 representing a stated value of $653,549,819.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in June was $390,000.00.  

There were 2,085 mortgages recorded with values above $50,000.00 in June with a total value of $874,341,351.00.  The median mortgage amount, commercial, residential or other, was $230,300.00.
