REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY
FOR CALENDAR YEAR 2004

2004 RECORDING VOLUME DIPS!

2004 vs. 2003

2004 was a solid year for business; however, it did represent a significant decrease in activity compared to 2003.  This past year saw a total of 138,119 documents and plans recorded at the registry and in the Land Court . This number was a 30.1% decrease from the year 2003, which saw 200,049 documents and plans recorded.  (2003’s record numbers were fueled primarily by unprecedented mortgage refinancing).

Incidentally, 2003 was by far the busiest year ever in the 300 year history of the Barnstable County Registry of Deeds.  That year saw a total of 200,049 documents and plans recorded at the registry and in the Land Court . This number was a 21.2% increase over the year 2002, which saw 164,997 documents and plans recorded.

2004 follows 2003, 2002, and 1998 as the busiest years ever in our 300 year history. In 1998, our third busiest year, 145,203 documents and plans were recorded.

For transactions between $25,000 and $1,000,000 the volume of real estate sales for 2004 compared to 2003 was up 2%. The total value of sales was up 15.8% from the previous year. The average individual property sales value was up 13.5% from the previous year.  Mortgage activity dropped 31.6% from the year 2003’s record setting levels.
